When we first started our investment group, people asked us all the time, "Why are you training your competition?"
Truth is, we have never seen it that way. Business is about relationships, we don't view our fellow investors as competition but rather co-competition. We've bought and sold deals to other investors, joint-ventured on projects, borrowed and lent money on rehabs and found mentors, partners and friends among the great people we've met in this business.

Real Estate Investing: The CAZA Way
Let’s first define how CIN views the business and what our model for real estate investing looks like.
First and foremost, if you haven’t picked up on it already, we recognize real estate investing as a business and we treat it like a business.
That means we follow systems and models that help us manage risk and increase profit. We don’t hope, we don’t guess and we don’t gamble. With the knowledge gained from hundreds of transactions, we seek, find and buy properties that cash flow from day one. On rehab deals, that involves finding properties where we can add value and sell them in the retail market, or generate short-term income by selling the deal to another investor.
For rental projects, we seek deals that allow us to use safe leverage to own the property with little equity and rent with positive cash flow, all while our tenants pay down the debt of those assets, increasing our net worth over time.
It’s a beautiful thing, but it’s not easy and it’s not a get rich quick scheme. No matter what the late-night gurus tell you, there is no “magic system” for easy profits in real estate.
But you can find proven systems and methods; and you can learn how to identify, analyze and manage good deals and you can train yourself to do it all better, faster and more efficiently so you can profit more while working less.
If you do it right, you will wake up one day wealthier than you ever imagined and more importantly you will have made the world a better place and had a good time doing it. That’s what we’re doing, and we’re here to help you do the same.
